The six stages
The path, compressed:
- Talk to a lender first — pre-approval sets a real budget and arms your offers; rural properties can carry lender quirks worth surfacing early.
- Define the dream precisely — frontage, view, acreage, or town base each shop differently.
- Tour with intent — every showing teaches; two focused weekends beat two months of scrolling.
- Write smart — price, terms, timelines, and clean contingencies, tuned to the seller’s situation.
- Inspect everything — home plus well, septic, wood stove, and river questions where they apply.
- Close with confidence — appraisal, underwriting, final walk-through, keys.
What the valley adds
Out here the inspection stack widens, financing occasionally narrows (unique properties meet conservative underwriting), and pricing requires local comps walked in person. None of it is difficult with guidance; all of it punishes autopilot.
My role is quarterback: sequencing the specialists, translating findings into negotiation, and keeping you informed before you have to ask. That last part is a promise.
Local rule of thumb: Buy the property the diligence describes, not the one the listing photographed.
